Shape Corridors
A street corridor study recommends strategies to enhance the development and redevelopment of the area influenced by the street corridor. This includes the identification of redevelopment, transition, and maintenance areas through a corridor influence map. Stakeholders and residents along the street corridor area are then asked for their input on those strategies.
Neighborhoods and development build-off of the adjacent street or the transportation corridor. The street corridor has a large effect on the orientation of buildings, setbacks/yards, parking, and how development patterns are designed.
The City’s planning and development decisions should be consistent with the street corridor development pattern to ensure that the neighborhood’s context is maintained. The Shape Sioux Falls 2040 plan contains chapter 6, Shape Corridors with much more information.
